    i am not generally a vindictive person. Not sure I have the energy, but during our move out I was enraged by the behaviour of the buyers of our condo. Not only did they put us in a position where we had to sell our place on the cheap knowing full well our house purchase was based on a contingency and we had already been canceled once so they under cut the price but also violated our rent back agreement and tried to move in before we had moved out.

    Well it comes with great pleasure to announce that they got fucked. A month before we moved out the neighbours above us had to replace their air conditioner H-VAC system and had to do it by ordering a crane from the township and it cost them $15K. Our heating and cooling system worked for our condo but we knew it was the same age and crossed our fingers that the 14 plus year old equipment would last with the blast furnace summer. Well it didn't.

    Two weeks after we moved out rather acrimoniously they had to replace both the furnace and the air conditioning. Boo Ya! Costing them a pretty penny. We found out because Vanessa (wifey) was until the day we exited the Condo association President and they forgot to take her off the text threads.

    Karma is a bitch, bitches!

    As for our move into the brand new house? Well, we had to stay in temporary accommodation for a month but our move in was smooth. Not one ounce of drama.

    As for the house, the H-VAC system works in all aspects of the property apart from the finished attic which it is meant to be covered by central cooling/system. It isn't and that area hit over 100F which of course is deadly to our cats who seem to think going up there for a nap is a good idea. Turns out the system was meant to be covered for the finished space so therefore the developer violated the permit code and we are reporting him because he has already cost us a fair amount of money and drama. The township will take care of him and if he doesn't fix the problem he loses his license and ability to operate in the area. So much cooler than having to sue him.

    It's a townhouse, is it not? Central air never reaches the top floor of townhouses because, y'know, physics. Hot air rising, cold air sinking and all that. You'll need a mini split in top floor to keep it cool.

    It is not a townhouse. It is a fully fledged stand alone corner lot muthafucking four floor, five bedroom house. Yes, we need a mini split but the developer made the attic a fifth bedroom and it is fully furnished. The permit he used to see it as a fully furnished space indicates that it needs adequate ventilation which he did not provide. This suggests he didn't do the duct work required which is naughty.

    An inspector from the township will decide if they are to take action against him. If we go the personal legal route it will drag out for ever. Sure, we can do it ourselves and probably will because it's so hot but it doesn't mean we shouldn't get compensation for it.

    Anyway, more stuff to do and the hottest day of the year here today. I hope my comics don't go up in flames.... (cue a Tricky joke...)

    All right, 4 floors, much the same difference. Even if he had ducted up there you'd need an absolute fuck off air handler to get the top floor to anything below tropical in the summer. Make sure all your dampers and registers are closed in the basement to give the system the best chance of getting as much cold air as high as possible, but yeah. You need a mini split on the top floor.

    On the plus side, the attic room will be lovely and warm in the winter. Assuming he's insulated the roof line properly, which is far from a given in a lot of attic conversions I've seen.

    At the time I was watching the proceedings of a government committee where the AI generated transcript read "Those of you who are on teens, and would like to participate can get on board".

    I think that they meant 'teams'.

    I tend to wear my shorts to the gym .... Workout a bit (normally a cycling class) ... Then go for a swim+steam in the same shorts .... Then go in the shower and 'clean' the shorts and myself with some shower gel .... Then put them in the drying spinner ... Put the shorts back on to cycle home ... And put them back in the drawer ready for next time.
